Net Zero Homebuilding in Calgary: How Brookfield Residential Broke New Ground in Seton

Brookfield Residential’s Alberta team is redefining what Net Zero construction looks like in Calgary’s growing communities. In the award-winning community of Seton, the team proved that high-performance homes don’t require custom materials or specialized trades.

The Wicklow, a semi-detached home in southeast Calgary, was intentionally designed to achieve Net Zero performance despite real-world limitations - limited roof space, no garage, and the inclusion of a secondary suite.

Rather than reinventing the process, Brookfield’s Alberta team focused on smarter coordination and integrated design. Key decisions included:

  • Prefabricated wall panels to improve efficiency, despite transport and installation complexity
  • Increased exterior insulation to boost performance within a compact footprint
  • Optimized mechanical systems to fit Net Zero requirements into limited space

Every element—from energy systems to building envelope—was approached as part of a unified strategy to deliver a Net Zero home on a smaller lot.
