Hi everyone and welcome to another episode of Homebuyers School.
Today I'm joined by Kevin French with Remax Realty and the question that we're gonna answer is:
When is the best time of year to buy a house?
Best time of the year would be the Spring market.
There's more options available for buyers, you can see the property, and you can properly inspect the property. [00:00:30]
There's so many people that are waiting to sell, they've went through the Winter, they know they want to do it when their property's gonna show in its best light so they list their property in the Spring, there's just plenty more options available.
So if I need to sell my home really, really quickly, like still the best time would be the Spring?
Is there any issues selling my home in the Fall or the Summer?
No, absolutely not. You can list your home anytime of the year, it's just a matter of how much competition you're going to have at the time and how well your property's going to show.
Karl Yeh: Okay.
Of course going into a property with a great view on a sunny day with no clouds [00:01:00] is best.
Karl Yeh: Probably.
Kevin French: Going into a property during a snow storm-
Karl Yeh: Probably not the best.
Kevin French: It's the exact same property it just doesn't show in its best light.
Does the time to buy a new home affected by the type of home such as single family, a town home?
Yeah if you're purchasing a single family home it's more important that you try and do it anytime other than the Winter so that it can be appropriately inspected.
Karl Yeh: Okay.
If you're purchasing a town home or a condominium, [00:01:30] something that is managed by a condominium corporation that's significant different in most cases.
The exterior of the building, the windows, the roof, the highest expenses that you're gonna incur are going to be taken care of by the condo board or the condo corporation I should say.
Does it also affect the time to buy a new home whether it's a resale on a new home?
Well if you're purchasing a new home then that's significantly different.
If it's going to be a spec home which is built to the latest [00:02:00] code and it's going to be brand new, it's gonna be completely finished or it's going to be a new build where it's just essentially a piece of dirt at this point and that's where the home's going to go.
That could be purchased any time of the year because realistically when you're actually viewing the home that's going to built to the latest code that home is going to be-
Karl Yeh: Exactly.
Kevin French: Throughout every season really.
Yeah. What about a resale? Is it when you're buying and ... like a resale. Is there a good time to actually to view that home? It's [00:02:30] the same thing Spring, Fall?
Kevin French: Yeah, it's the same thing.
Karl Yeh: Okay, perfect. Anything else to add?
