When visiting a show home, do you wonder which (if any) of the furnishings and upgrades actually come with the house if you decide to buy it? In this episode, we explore the differences in a show home and a home you purchase. We discuss what items may not be included when you buy, if you can buy a show home and if you can purchase the items found in a show home (like the furniture).

Hi everyone, and welcome to another edition of Homebuyer's School.

Today, I'm joined by Jessica McNabb, Area Manager with Brookfield Residential. The question we're going to answer is:

What's the difference between a home built for me and a show home?

Jessica, when you go into a show home, it's really nice, right, but probably that's not what you're going to get.

What are some of those differences?

Jessica McNabb:                 

When you're looking [00:00:30] at the show home, you're going to see a lot of the different upgrades, and you're going to think that "The budget is so high I might not be able to get everything."

That could be a little bit of a misconception because we create a list, and price it out for you.

It might actually fit within the budgets.

Typically, our show homes will have the flooring upgraded, the fireplace.

There's going to be a lot of different details, so you can actually go through and select a list of what's important to you and your family and go through and create the price that fits within your range.

What are some of the key things that people look at that probably won't be included when you go into a show home?

Jessica McNabb:                 

Right. There could be different light fixtures. They could be upgraded light fixtures. The appliances are typically upgraded, so they would be a stainless steel or a slate package.

There's usually a fireplace included in a show home, and the flooring is probably hardwood flooring.

Can I buy a show home?

Jessica McNabb:                  You can buy a show home.

Karl Yeh:                                   Directly, yeah.

Jessica McNabb:                 

Yeah. Eventually, a couple of [00:01:30] years after we've sold out of the area, you can say that you want a quicker possession home, and if the show home's available, we'll have all the inclusions of what's there in terms of flooring and countertops and all of the different details.

The important thing to think about when buying a show home is that it's going to be sold typically as is because there's warranties on our new homes.

With the warranty, the one-year period has expired.

However, most builders will give you an additional one-year warranty.

However, the extended [00:02:00] two years and five years and ten years, those aren't included for that length of time anymore.

Karl Yeh:                                  

Is the pricing going to be different? Let's say if I wait longer, does the price go down of a show home?

Jessica McNabb:                 

Typically, the price would be exactly list price as the other homes.

However, some builders, you're open to submit your pricing and your offer, and it's up to the builder to say whether or not there's going to be a change in the price.                      

Why would somebody actually buy a show home?

Jessica McNabb:                 

When somebody's looking at [00:02:30] the show home, it's because they need a little bit sooner possession.

Because when we're building a new home, they might have a timeline of "I want to choose all my colors for myself, I want to choose my upgrades," and then you'll have to wait and move into your home once it's built.

With the show home, it's there.

It's existing.

You have a timeline of "I need to be in in a month," and then we have that show home ready for you.

Karl Yeh:                                  

However long it takes to get the plumbing and all that kind of stuff ready, right, because typically a show home, it's not really livable right away.

Jessica McNabb:                  [00:03:00] Right.

Karl Yeh:                                   Besides a roof on your head, right.

Jessica McNabb:                 

Right. The show home would definitely be livable because we do have the running water and the lights and all of the utilities flowing through it.

The thing that would take up to a month let's say is getting your mortgage approval in place, going through the lawyer's office, and going through all the financing.

Then we also go through on the construction side and just make sure everything is maintained.

Karl Yeh:                                  

Just going back to the home built for me though, are there some things from a show home that let's say [00:03:30] I walked into the show home, I really liked that couch, but either I can't afford, I don't like anything else.

Can I purchase that specific appliance for me, right?

Jessica McNabb:                  The couch for example.

Karl Yeh:                                   Let's say the couch, right.

Jessica McNabb:                 

If you're purchasing a show home, most times the builder will say, "Do you want to purchase the entirety of the furniture?"

It's not typically just one piece. It would be all of the furniture.

Karl Yeh:                                  

Oh okay. It's not like, "Well, I want that specific chair, that table, but not anything else."

Jessica McNabb:                 

Could be. Maybe some [00:04:00] builders do that. It could be an option.

Karl Yeh:                                  

Perfect. Do you have anything else to add in terms of the differences between show homes and a home built for you?

Jessica McNabb:                  Nope.

Karl Yeh:
